  • After meeting we will give you the application which must be completed and submitted with a $35 non refundable application fee. We will check out the Application and inform you of the decision in a few days.  We are affiliated with the National Association of Independent Landlords.  Credit and criminal history checks for all applicants, as well as credit reporting are done through their systems.  
  • Valid identification, verification of income, satisfactory background results and excellent references are required for rental.  Excellent credit is not required if we can be comfortable that you can pay your rent.
  • A room will not be held until a $100 Hold Deposit has been posted.  This deposit will be credited toward the $300 security deposit when the leases are signed.  If the application is rejected this $100 will be returned immediately. 
  • Upon receiving a Hold Deposit, we will hold a specific space for up to 10 days.  If you require that the space be held more than 10 days you will be assessed an amount equal to 1/2 of the rent for the additional days and we will absorb the other half.  Since all of our leases are month to month we cannot hold ready rooms at our expense beyond 10 days.  Should you decide not to sign the leases and move in, the hold deposit will be forfeited.
  • We prefer that you submit your application along with two checks.  One for $35 and one for $100.  In this case we would not cash the check for the hold deposit until your application has been approved.
  • The houses are shared.  We run national criminal background checks on all residents before accepting them and ensure that they have great references. We have established house rules, and will deal promptly with any problems reported to us.
